New homeowners are protected by One-Year, Two-Year and Seven-Year warranties that cover defects in workmanship, water penetration and major structural defects. Tarion Warranty Corporation administers Ontario’s new home warranty laws. Every builder of a new home built for sale in Ontario is required to register with Tarion’s Warranty Program and enroll every new home or condominium unit prior to construction. According to the law, this warranty takes effect from the date of possession and remains in effect even if the owner sells the house or condominium unit before the end of the warranty period.
New home warranty coverage may vary depending on the type of home you buy. For instance, condominium conversions and homes built on existing footings or foundations are not covered under warranty.
